CGI Window Installation: The Fort Lauderdale Owner’s Guide
If you have a CGI window that needs a new part and a proper installation, here’s the straight answer: we stock and install CGI-compatible window components across Fort Lauderdale, and most replacement jobs run $350 to $1,100 installed depending on the part, the window size, and whether we’re working on a single unit or several. We can usually get a technician to your neighborhood within one to three business days. Most homeowners discover the problem the way you probably just did: a window that won’t stay open, a sash that binds when you slide it, a crank that spins without moving anything, or a seal that’s fogged between the panes. Those are all fixable with the right part, and in our experience, the sooner you address it, the cheaper the repair stays.
Which CGI Models This Applies To
CGI has manufactured impact-rated windows for the South Florida market for decades, and the parts we install depend heavily on the series your home carries. We work with components for CGI’s Estate Collection, Sentinel Series, Targa Series, and the older Classic line you’ll still find on plenty of Fort Lauderdale homes built in the early 2000s. The compatibility gotcha most homeowners run into is this: CGI changed hardware suppliers around 2010, so a balance shoe or pivot bar from a 2007 Classic window will not fit a 2015 Sentinel sash without an adapter kit. If you can find the label on the window frame or sash (usually a small silver or white sticker in the track), that gives us the series, glass package, and sometimes the manufacturing date. No label? A photo of the window from the inside and the outside, plus the rough opening width and height, gives us most of what we need. For OEM parts, we match the original spec exactly. For hardware like locks, tilt latches, and weatherstripping, we sometimes recommend a quality aftermarket equivalent that outlasts what CGI originally shipped, particularly on older windows where the OEM part has been discontinued.
Signs Your CGI Window Installation Is Failing
- The sash drops or slams shut when you let go. That’s a failed balance system, almost always the block-and-tackle balance or spiral balance inside the frame. South Florida salt air accelerates corrosion on the springs and clips, and we see this most often in homes within two miles of the Intracoastal.
- The window fogs between the panes. The insulated glass unit (IGU) seal has failed, which means the desiccant inside the spacer is saturated and the low-e coating is starting to degrade. In Fort Lauderdale’s humidity, this can happen in as little as 8 to 10 years on windows that get full afternoon sun.
- The crank turns but the sash doesn’t move. The operator’s gear teeth have stripped, or the arm has jumped its track. This is a straightforward replacement on most CGI casement windows, and we keep the common operator sizes on the truck.
- You feel a draft or see daylight around the sash. Weatherstripping has compressed or torn away from the frame, and on impact-rated windows, that gap also means the window is no longer sealing against driven rain the way it was tested to.
- The lock or tilt latch won’t engage. The keeper (the part on the frame) is misaligned, or the latch itself has worn past the point where it catches. This matters for security as much as ease of use, especially on ground-floor windows.
Replacement Cost & What’s Included
In Fort Lauderdale, a single CGI window part replacement typically runs $350 to $1,100 installed, with most jobs landing in the $450 to $750 range. Here’s how that breaks down:
- Balance or pivot bar replacement: $350 to $550 per window, parts and labor included.
- Operator or crank replacement (casement): $300 to $500 per window.
- Weatherstripping full-perimeter replacement: $250 to $450 per window.
- Insulated glass unit replacement: $600 to $1,100 per sash, depending on glass package and size.
You get the written price before any work starts, and that’s the price you pay. No revised invoice at the door. Every part installation carries our 365-Day Done Right Promise: if the work isn’t right within a year, we come back and fix it at no charge. No negotiating, no fine print, it’s in the written guarantee we hand you when the job’s done.
DIY or Call Us?
Some of this is safe to check yourself, and some of it genuinely isn’t. You can inspect your own window’s label, note the symptoms, and try moving the sash in different positions to see where it binds. You can clean the tracks and confirm whether the weatherstripping is visibly torn. What you shouldn’t do is attempt to replace a block-and-tackle balance yourself. Those balances are under constant tension, and removing one improperly sends a metal spring and pulley flying with enough force to take off a finger. Same warning applies to any work involving the window’s impact glazing: if the IGU is compromised, that’s a two-person job with suction cups and a proper glazing bead pull, not a Saturday project. If you’re not sure, call us at (754) 354-5397 and describe what you’re seeing. We’ll tell you honestly whether it’s worth a service call.
FAQs
Hardware like balances, operators, and latches typically lasts 10 to 15 years in South Florida’s salt-and-humidity climate, while insulated glass units often fail between 8 and 12 years on sun-exposed elevations. Windows shaded by a porch or east-facing wall usually outlast that. Call (754) 354-5397 and we’ll give you an honest read on what’s worth replacing now versus what can wait.
Sometimes. A misaligned keeper can usually be adjusted in place, and a sticking operator can occasionally be cleaned and re-greased rather than swapped. But balances, tilt latches, and failed IGUs are almost always replace-not-repair items because the wear is internal. We’ll tell you which one you’re dealing with before we sell you a part.
Most single-part replacements take 60 to 90 minutes on site, including adjusting the window afterward so it operates smoothly. An IGU replacement runs closer to two hours because the sash has to come out, the old unit has to be de-glazed, and the new unit has to be set and sealed properly.
We carry the most common CGI balance shoes, pivot bars, operators, tilt latches, and weatherstripping on our trucks, so many jobs are done in one visit. Less common items, like a specific IGU size or a discontinued hardware set, may take three to five business days to source. We’ll tell you upfront which situation you’re in. Call (754) 354-5397 for an exact quote, estimates are free.
We also stock and install parts for PGT, CWS, and ES Windows if you have a mixed-brand house, which a lot of Fort Lauderdale homes do. Tell me what the house needs, and we’ll figure out the rest from there.
